22.   Home Owners & Business Owners Associations

While RREVDR is a ecotourism resort that brings international visitors and guests, there is a top priority to create and maintain privacy, separation, autonomy and independence for the RREVDR  homeowners and residents.  The RREVDR Home Owners Association and Business Owners Association are 2 separate legal associations that both work together to improve, protect and preserve the quality of the RREVDR green community lifestyle.  Both Associations work together to maintain the integrity and sustenance of the RREVDR green community. The HOA also works to maintain the architectural quality in designs, engineering, construction and maintenance of all developments through its architecture committees.  RREVDR Home Owners Association & Business Owners Association are part of a new green community management organization where all residents and 23 Green Business Anchors can vote  equally and manage a diverse range of committees. 

 

The HOA works closely with the Coalition of 23 Green Anchor Businesses (Business Owners Association) to administrate and manage many maintenance programs, projects, committees, and ecovillage amenities that homeowners and residents can enjoy in this unique destination resort.  The Homeowner Resident Amenities and Resident Programs include the following:

Each of the 2 associations  may have different board members, committees, projects, committee members, but emphasis is on the integration of all aspects of the green community into ecological, social and economic sustainability as RREVDR thrives through bio-diversity.   Each association will create its own governing documents that include the covenants, conditions, and restrictions (CC&R's) and corporate documents that can also include board-enacted rules.  The HOA governing board consists of homeowners who have volunteered to serve on the HOA board.  The Coalition of 22 Green Anchor Businesses has its own Business Owners Association with each business owner having an equal vote.   BOA creates an integrative approach to unify all the different green business services into a cross-promoting, networking infrastructure to uniquely brand  and position RREVDR internationally. 

The RREVDR Business Owners Association has different committees and projects that are a vital part in the destination resorts growth, expansion and advancing into forming its own municipality of self-government and jurisdiction. The planning and development processes are carefully organized, structured and executed to enable RREVDR to provide it own water, energy, sewage, trash disposal contracts and to expand its own postal service, school and police departments. 

 

As a municipality, RREVDR would have security gates and each entrance where guests, visitors, clients, residents, and employees would have colored designated badges on their cars ensuring proper entry while providing proper security into the gated community destination resort.  Designation as a municipality would also allow the Coalition of 22 Green Anchor Businesses to expand with more green businesses offering expanded services and programs into the destination resort and eco-village lifestyle. While expansion would be limited, there are many visionary green programs and services that can be expanded into the RREVDR.

The Coalition of 23 Green Anchor Businesses is formed as an integral part of the RREVDR business plan and eco-village destination resort management services.   Their expertise, dedication, experience, resources and management in their respective eco-resort green business service adds value to the RREVDR intellectual property and greatly expands RREVDR branding in ecotourism and geotourism internationally.

 

The Coalition of 23 Green Anchor Businesses is a major part of the RREVDR marketing campaigns where ecotourism agencies worldwide will book various types of RREVDR destination retreat packages.  Each of the 23 Green Businesses are networked into ecological, social and economic sustainability while working together in marketing and cross-promotions campaigns internationally.   All 23 Green Anchor Business are integrated into equity partnerships with exclusive international RREVDR branding rights tied to proprietary services and products, intellectual property, options for participating in research and development contracts, sales and licensing agreements, merchandising and revenue sharing that includes destination resort tours, entrance fees, various eco-resort and green recreational ecotourism programs and packages.  

Each Green Business will purchase land parcels for their anchor business and will fund and build their own separate business infrastructure developments, construction, employee base and have their own separate business identity and proprietary equip-ment.   They will be able to use the applicable RREVDR green electricity, water, sewage, waste management and all the destination resort services listed in the RREVDR Green Anchor Business Agreement.   

 

Each of the 23 Green Businesses listed below will be part of the RREVDR international brand messaging, cross-promotions, brand packaging and will share in the resort revenue profits.  All 23 Green Businesses will participate and make available their respective business service in RREVDR green eco-resort tours for public, schools, strategic partners, tour groups, media, celebrities and research programs worldwide.
